Mixed Use: The Latest Architecture and News

A new space dedicated to contemporary art on the Île Seguin, in the Greater Paris area, is opening in October 2026. The new cultural institution, named "Large," will be housed in a building designed by Catalan architects and Pritzker Prize recipients RCR Arquitectes, the studio's first project in Paris. It is situated on La Pointe des Arts, a large-scale redevelopment of the Île Seguin's former industrial area into a mixed-use complex spanning more than 53,000 m² and focused on arts and culture. The project's architectural massing follows the stratification concept set out in the masterplan by Ateliers Jean Nouvel. The institution will open with the exhibition "Imaginary Engine: From Masterpieces of the Collection Renault to Artists of Today," bringing together 55 artists from 23 countries to explore the relationship between humanity and machines, in tribute to the site's industrial history and Renault's decades-long collaboration with artists.

The context of the ongoing war marks Ukraine's place in the international consciousness. Architecture, however, most often transcends the span of a human life and can therefore be a tool for imagining the future. The practice of architectural design, whether speculative, conceptual, or practical, serves as a means of bringing to life ways of living and interacting beyond our current realities. In this selection of conceptual projects submitted by ArchDaily readers, we see material, spatial, and symbolic strategies that seek to address contemporary contexts in the residential, educational, and commercial sectors.

As the line of conflict has been relatively static since late 2023, Ukrainian cities continue to be subject to new architectural and urban development projects. In this article, we have compiled a selection of unbuilt projects in the cities of Vinnytsia, Lviv, and Kyiv. The selection includes residential, commercial, and mixed-use architectural designs, as well as an educational complex. Two residential projects have also been designed as prototypes without a specific location, as a potential response to the loss of infrastructure and unstable conditions in the region.

On June 3, 2026, Herzog & de Meuron was selected to revitalize the Palace of Congresses building in Tirana, Albania. The project was designed along with collaborators Julian Beqiri, Marsela Demaj, Michel Desvigne Paysagistes (MDP), ARUP, LDK, Gentian Shkurti, SUEB Industries sh.p.k., The Space Factory Ltd, MBBM, and KLAR sh.p.k. The Palace of Congresses (or Pallati i Kongreseve) was built during the People's Socialist Republic of Albania and opened in 1986 to host the Congresses of the Party of Labour of Albania and other official activities. The International Competition for the Redevelopment of the Palace of Congresses, carried out by the Albanian government, called for a comprehensive transformation of the building while preserving its historical identity. The project should address serious infrastructural issues and bring the Palace to contemporary standards in terms of technology, functionality, and quality of spaces.

Rotterdam-based firm MVRDV has announced a new milestone in the development of its Tour & Taxis Towers, a mixed-use project in Brussels, Belgium. The design was commissioned by real estate investor and developer Nextensa in 2021, within the framework of a site-specific land use masterplan also designed by MVRDV. The two-tower project combines offices, housing, and public amenities across 58,000 m², forming a landmark in the neighbourhood and reaching 126 metres at its highest point. Recently granted construction permission, the project is designed to reduce embodied carbon through the use of a hybrid structure and lightweight façade elements, aiming to minimize the use of concrete in both the structure and foundations. From the early stages, the firm has employed its CarbonSpace software to guide these decisions.

Lacaton & Vassal have announced the transformation of a former administrative center into a mixed-use residential and office building in Vannes, a medieval town in Brittany, northwest France. The project is part of a State policy to mobilize state-owned land for housing. In 2023, the French State launched a call for expressions of interest for a project on the former administrative complex, which housed several State services, in consultation with the City of Vannes. The winning proposal is a partnership between GReeStone Immobilier and Grand Ouest Immobilier, with an architectural team formed by the office of Anne Lacaton and Jean-Philippe Vassal, winners of the 2021 Pritzker Prize, in partnership with Emmanuelle Delage Architecte. According to the city government, the proposal was chosen with the aim of promoting resilience and limiting the carbon footprint by renovating rather than demolishing.

Construction has officially broken ground on Tokyo's new global headquarters for NTT, a major Japanese technology company. The project is a key component of PLP Architecture's Tokyo Cross Park masterplan, a large-scale regeneration development in the Tokyo metropolitan area, first announced in 2022. On December 5, 2025, construction began on the first stage of the scheme, one of four towers planned within the masterplan. The NTT Hibiya Tower, designed by PLP Architecture and developed by NTT Urban Development in collaboration with Tokyo Electric Power Company, is a 230-metre-tall, 361,000-square-metre mixed-use building and forms the central element of the 1.1-million-square-metre Tokyo Cross Park Vision. PLP Architecture serves as Design Architect for the tower, as well as Masterplanner and Placemaking Strategist for the wider development.

Studioninedots is leading the transformation of a 200-year-old tobacco factory site into Niemeyer, a mixed-use urban complex accommodating digital innovation, cultural venues, hospitality, education, and manufacturing within the existing industrial buildings. Located on Paterswoldseweg in Groningen, the Netherlands, the 38,000 m² project is commissioned by MWPO, with MWPO and Campus Groningen jointly acting as clients for the Shared Facilities. Currently in the design phase (2023–2025), the project's provisional timelines indicate a phased construction start beginning with the factory's southern section in 2026, followed by the northern section in 2027. The Amsterdam-based office's proposal opens the formerly closed industrial ensemble to the public, introducing cafés, galleries, workshops, and shared workspaces distributed across interior streets and adjacent park areas.

MVRDV and SYNRG have received approval to construct Schieblocks, a 47,000-square-metre office building in Rotterdam, the Netherlands. Designed for developer LSI, who markets the project as The Bluezone Offices, the building will occupy a narrow site along the railway line, reaching 61 metres in height and extending almost 150 metres in length. The programme includes commercial spaces at ground level, offices throughout, and a restaurant and event venue on the upper floors. Conceived as a "3D neighbourhood," the design breaks the large volume into a series of colourful, distinct blocks that incorporate numerous references to Rotterdam's architectural character.

While adaptive reuse has been increasingly acknowledged as a vital architectural strategy worldwide, its discourse and implementation in Asia are still expanding—driven by growing ecological awareness and a shifting understanding of architectural knowledge. Rather than accelerating a developmentalist model centered on demolition and new construction, architects today are confronted with a different approach to the built environment: treating the existing structure as a resource—an archive of materials, spatial organizations, and informal histories.

Adaptive reuse is often associated with the preservation of historic buildings and culturally significant heritage. Yet the vast field of seemingly 'less-valued' structures—abandoned houses, standard yet old dwellings, non-conforming office buildings, and overlooked urban voids—has become ground for experimentation. These sites challenge architects and designers to reconsider prevailing standards of efficiency and market-driven development, and to imagine spatial and ecological practices that avoid the continual loss of embodied material and cultural knowledge inherent in constant rebuilding.

Tirana, the capital of Albania, is experiencing a rapid transformation driven by the long-term urban strategy outlined in the Tirana 2030 (TR030) Master Plan. Developed in 2017 by Stefano Boeri Architetti, UNLAB, and IND [Inter.National.Design] through a competition organized by the Ministry of Urban Development, the plan's objectives include increasing urban density, improving public infrastructure, and integrating green spaces and open areas into the urban fabric. It is in this dynamic setting that MVRDV has won the international competition for Tirana's new Asllan Rusi Sports Palace. Conceived as a mixed-use development, the project, named The Grand Ballroom, combines a 6,000-seat arena for basketball and volleyball with residential apartments, a hotel, and ground-level retail. With its spherical form exceeding 100 metres in diameter, the design adds a distinctive landmark to Tirana's growing collection of ambitious architectural projects.

As cities continue to expand upward, the office tower remains one of the most visible symbols of architectural ambition and urban evolution. No longer defined solely by efficiency or corporate image, contemporary workplace architecture is being reimagined as a hybrid ecosystem, one that balances density with daylight, productivity with well-being, and technology with material and spatial integrity. The following unbuilt projects, submitted by the ArchDaily community, reveal how architects across continents are rethinking the typology of the tower, turning verticality into an opportunity for connection, adaptability, and sustainability.

From India's Shivalik Curv and Embassy Zenith, where form and movement are combined to redefine skyline identity, to Dungen in Sweden, a low-rise timber office that mirrors the calm of a forest grove, each project explores how workplaces can become more flexible, humane, and environmentally conscious. In Kyiv, APEX Business Center positions itself as a catalyst for urban vitality, while Jakarta's BNI Tower PIK 2 transforms the corporate tower into a crystalline symbol of growth. In Munich and Ankara, mixed-use concepts like Highrise Hufelandmark and Rhythm Ankara explore the office as part of a broader civic landscape, where work, leisure, and public life intersect.

Eduardo Souto de Moura and OODA have unveiled the design of the Oricon Tower, a 180-meter mixed-use skyscraper planned for Tirana, Albania. Located near OODA's recently completed Bond Tower, the project is part of the city's ongoing transformation under the Tirana 2030 Masterplan, which envisions a denser and more connected urban core. The tower will house offices, residences, retail areas, and a hotel, contributing to the city's evolving skyline and serving as a new urban gateway between Tirana's historic center and its expanding western districts.

Detroit-based Bedrock development group has announced the completion of the first phase of its Hudson's Detroit mixed-use project in the city center. The project was first unveiled in 2017, when the company presented plans for a 1.2-million-square-foot development designed by SHoP Architects to be built on one of downtown Detroit's long-abandoned sites, formerly occupied by the J.L. Hudson's Department Store. Once the tallest department store in the world and a central gathering place for the city throughout much of the 20th century, the site has now been reimagined as a contemporary urban destination. After nearly a decade of planning and construction, Hudson's Detroit aims to bring new activity and public space to a location emblematic of the city's commercial and cultural past.

Zaha Hadid Architects, in collaboration with Bureau Cube Partners, have won an international competition to design a new tower for Alta Bank in New Belgrade, Serbia. Conceived as a mixed-use development, the project integrates the bank's new headquarters with residential units, rental office spaces, and retail and dining areas within a public plaza. The design aims to provide a future-oriented base of operations that reflects evolving patterns of work and urban life, continuing the collaboration between the two firms following their winning proposal for the new Nikola Tesla Museum in Belgrade in 2025.

The international firm Büro Ole Scheeren has unveiled images of the Houhai Hybrid Campus, a new urban complex in Shenzhen's Houhai district. The development is situated in a strategic area within the original Shenzhen Special Economic Zone (SEZ), bridging the city's commercial center and its bayfront. The release of the Hybrid Campus images coincided with the 45th anniversary of Shenzhen's designation as a Special Economic Zone, a milestone marking the city's transformation from a fishing village into a global innovation hub. Currently under construction, the Hybrid Campus integrates work, living, culture, commerce, leisure, recreation, and nature into a unified urban complex, scheduled to open in late 2026.

Foster + Partners has released images of the proposed design for IOTA Seoul I, a mixed-use development in Seoul, South Korea. The project would be located between Seoul Station and Namsan, a 270-meter-high peak in the Jung-gu district in the south-central part of the city. The site has been described by the architects as a landmark location due to its historical significance as one of Seoul's gateways for travelers arriving by train.

In December 2016, BIG unveiled the first images of a concrete superstructure for Los Angeles' Arts District. The project, a mixed-use complex called 670 Mesquit, was originally projected to cover 2.6 million square feet (242,000 square meters) and include office space, residential units, and two hotels, marking BIG's first project in Los Angeles. In July 2025, nearly nine years after the original proposal, the Los Angeles City Council approved the project to be eventually built in multiple phases.
